90-Day Investor/Agent Roadmap
A clear action plan designed to move members from learning to doing.
For licensed real estate agents
Stop relying on commissions as your only way to make money in real estate.
NIAA teaches real estate agents how to recognize, analyze and pursue investment opportunities while understanding which hat they're wearing and using license-conscious guardrails.
Your free starting point
There is a tremendous amount of confusion surrounding real estate agents who invest. You've probably heard conflicting claims about what your license allows.
NIAA's free community gives investment-minded real estate agents a place to learn, ask questions, challenge misconceptions and begin understanding how a real estate license can become an asset rather than a limitation.

“You can't do that with a license.”
“That's unethical.”
“That's a conflict of interest.”
“You have to choose between being an agent and being an investor.”
Context matters. These statements aren't always wrong—or always right. Understand the actual state rules, brokerage policies, disclosures and circumstances involved.

What is NIAA?
The National Investor Agent Association exists to help real estate agents stop seeing every opportunity only through the lens of a commission.
Traditional real estate training teaches agents how to recognize transactions. NIAA teaches agents how to recognize opportunities.
Members learn how to evaluate deals, determine potential strategies, understand their role, involve their broker when appropriate, and develop the skills required to participate in the investment side of real estate.
The goal isn't to stop being an agent.
It's to become a better deal maker.
The NIAA Hat-Switch Framework
Recognize the opportunity. Evaluate the strategy. Understand the role you're stepping into.
Lead → Client → Closing → Commission
Traditional agency representation is the appropriate opportunity.
Lead → Opportunity → Deal → Profit
The opportunity makes sense as an investment and the agent is acting as a principal/investor.
Lead → Opportunity → Connection → Fee / Profit Share
The agent recognizes an opportunity but another investor or partner may be better positioned to execute it, subject to applicable brokerage, licensing, disclosure, contractual and legal requirements.
Real estate isn't one-size-fits-all. The NIAA Hat-Switch Framework helps Investor/Agents evaluate the opportunity, determine their role, understand the compliance considerations involved, and choose an appropriate path forward. Compensation and investment outcomes are not guaranteed.

Our mission
Real estate agents are taught how to list homes, represent buyers and earn commissions. Very few are taught how to recognize the investment opportunity hiding inside the same lead.
NIAA exists to change that.
Our mission is to help real estate agents expand the way they think about real estate—from simply facilitating transactions to recognizing opportunities, understanding multiple strategies and developing the skills to become Investor/Agents.
One license can create more possibilities when you know how to use it.
One License. Endless Opportunities.
